ADVERTISEMENT FOR SUBCONTRACTOR REQUEST FOR STATEMENT OF QUALIFICATIONS

PROJECT INFORMATION:

You are invited to submit qualifications for the Iowa Specialties Hospitals & Clinics – Garner Clinic Pharmacy Conversion & Clinic Addition. Dean Snyder Construction is the Construction Manager for Iowa Specialties Hospital & Clinics – Garner Clinic Pharmacy Conversion & Clinic Addition (referenced herein as “Owner”). Atura Architecture is the Architect. Subcontractors and suppliers for all work will be contracted through Dean Snyder Construction per Iowa Code Chapter 26A. All prospective subcontractors & suppliers interested in bidding on this project must complete a Subcontractor Request for Statement of Qualifications and meet the prequalification criteria.

The project will be to renovate the existing 2,200 SF building and create a 4,400 SF addition that connects the existing converted building to the existing Iowa Specialties Clinic. The project will provide additional exam rooms and offices.

Both facilities that are being connected are wood stud framed construction and the addition will follow suit.

The project is anticipated to start September of 2026 and be completed by March of 2027.

The project will be partially funded by a USDA grant and be required to follow criteria in the Build America, Buy America (BABA) Act.

• Bid Package #10.2B – Specialties Suppliers

• Bid Package #22.1 – Plumbing
• Bid Package #23.1 – Mechanical
• Bid Package #26.1/ 27.1/ 28.1 – Electrical/ Communications/ Electronic Safety & Security

Dean Snyder Construction will be bidding on bid package 32.1B and will submit their bid directly to the Owner at the time and place specified in the bid documents.

Statement of Qualification forms will be received by Dean Snyder Construction until July 23, 2026, at 2:00pm. Qualifications can be sent to the attention of Rusty Schipper, Dean Snyder Construction, 913 N. 14th Street, Clear Lake, Iowa, 50428 or emailed to rschipper@deansnyder.com. Qualifications received after this time will not be considered. Qualifications will be opened, reviewed, and qualified privately by the Construction Manager and the Owner. Acceptance is subject to Owner’s approval.

Qualifications should be prepared exclusively on the form provided. Submitted qualifications are to be clearly labeled with “Qualifications for Iowa Specialties Hospital Clarion ER Reception/ Kitchen & Cafe/LL Accounting.”
